If you took out a mortgage in Austria between 2022 and early 2024, you might currently be paying more than necessary. The Euribor peak of over 4% in autumn 2023 made variable-rate loans significantly more expensive. Even those who opted for security and locked in a fixed interest rate at that time are often stuck with rates of 4.5% or 5%.
Since mid-2024, the ECB has lowered key interest rates in several steps. By March 2026, interest levels have dropped significantly. New fixed rates for a property loan in Austria are now available starting from approximately 2.8% – making refinancing mathematically attractive for many borrowers for the first time in years.
The crucial question is not if, but when and under what conditions a switch is worthwhile. Refinancing is not a cost-free process; it requires a precise analysis of the cost structure.
What does refinancing a property loan in Austria involve?
Refinancing (Umschuldung) means: the existing loan at Bank A is paid off in full – financed by a new loan from Bank B with better terms. The result is the same property and the same remaining debt, but a new contract with an optimized interest rate and adjusted term.
The complexity lies in two areas: the costs of exiting (prepayment penalty) and the costs of entering (Land Registry, valuation, fees).
